The Balmain peninsula's terraces, semis and workers' cottages date largely to the late-Victorian and Federation eras, many in sandstone and double brick, protected under heritage conservation controls that keep the streetscape largely as it was built.

That protection covers what's visible. What's underneath is a different story entirely.

Vitrified clay sewer and stormwater lines went in with the original housing, and a century-plus of ground movement on reactive, shale-derived soil has left plenty of those joints cracked or displaced.

Darling Street and Evans Street carry some of the heaviest concentration of this original stock, running behind a strip that's now full of cafes and pubs rather than the working households the terraces were built for.

A cracked joint on its own is manageable. What makes it worse here is what grows through it: mature street trees and long-established gardens on these narrow lots send roots straight into any gap the shifting ground has opened.

Treating the crack and the roots as one problem, not two, is the only way this gets sorted properly. CCTV drain inspection pinpoints exactly where the line's given way, and blocked drain repair deals with everything the camera turns up in a single visit.

Properties nearer the White Bay and Iron Cove foreshore add a further layer: the land there sits lower, and old combined drainage on the peninsula's slope toward the water surcharges faster than it would on higher, flatter ground further from the harbour.

Moderate salt exposure off both bays adds a wrinkle for anything metal near the boundary too, from external stormwater grates to older cast-iron sections, which corrode faster this close to the water than they would a few streets inland.

This is roughly the order these jobs come up across the peninsula.

Cottages that haven't been touched since they were built generally need the camera step before anything else. A property with newer plumbing already fitted is usually quicker to sort.

More of the larger terraces along here are being split into separate units these days, and a shared line feeding several of them can spread a single fault across more than one household. Tracing the whole run properly avoids treating a symptom that's really coming from somewhere else entirely.
